Located at 2-20 Jalan Lempeng in District 5, Parc Clematis, is considered the biggest iconic project in Clementi. It sits on the en bloc site of Park West .


It is a 99 years old lease project, developed by Sing Hai Yi Group. On a plot ratio of 2.1, a total of 1,468 units are built ,with TOP expected to be in 3rd Quarter of 2023.


324 units or about 22percent of Parc Clematis, were sold on the first day of the launch, simply testifying to its popularity.

Parc Clematis is an 8 to 10 minutes’ walk to Clementi Central. It boasts great connectivity, being in close proximity to public transport like buses and MRT . It is also near to highways like the Ayer Rajah Expressway(AYE), Pan Island Expressway(PIE) and Bukit Timah Expressway(BKE) .


Besides having a bus interchange at Clementi, there are also buses along AYE and Clementi Avenue 6.

In Clementi Central, the proximity to wet and dry market, hawker centre, coffee shops and neighbourhood stalls make dining and marketing needs extremely accessible.

Clementi Mall, Clementi 321, Courts Superstore, West Coast Plaza as well as the mega malls in Jurong East like Jems, Westgates, JCube, IMM, Big Box are among the many choices available.

Primary Schools and Education Hub

One great advantage of Parc Clematis is the proximity to popular primary school like Nan Hua Primary School which is within the 1 km radius. Other schools like Clementi Primary School, Pei Tong Primary School and Qifa Primary School are also nearby.

Many concerned parents move to new houses in order to be within a 1 km radius of popular primary schools to prepare their young children for a good foundation in their education journey.

2. Proximity to Jurong East

Clementi MRT station is merely one station away from Jurong East which is part of the Jurong Lake District, the second Central Business District of Singapore.

Jurong Lake District is the west regional centre and consists of Jurong Gateway, Lakeside and Lakeside Gateway.


It is projected to create 100,000 new jobs and 20,000 new homes with residential, commercial activities, amenities and recreational facilities.

The future High Speed Rail to Kuala-Lumpur, Malaysia will be in the Lakeside Gateway which has been delayed at this moment.


When the train line is completed, the connectivity between the two countries will certainly spur further economic collaboration that spill over to Clementi.

The Jurong Regional MRT Line is expected to commence in 2026 and the Cross Island Line is likely to operate by 2030.

The Jurong Regional line is to serve the western part of Singapore. It reaches north to Choa Chu Kang, south to Jurong Pier, west to Peng Kang Hill and east to Pandan Reservoir.


Cross Island line ,when completed , will begin in Changi, and pass through areas like Loyang, Pasir Ris, Hougang, Ang Mo Kio, Bukit Timah, Clementi, West Coast before terminating at Jurong Industrial Estate.

Undeniably, the rail transportation between Singapore and Malaysia, as well as Jurong Regional Line and Cross Island Line, will ensure capital appreciation for Parc Clematis. Such future development for the next 10 years provides an exit strategy .

The potential pool of new home upgraders from Jurong West, Bukit Panjang, Bukit Batok, CCK, Jurong East and Tengah will also be looking to take up residency in Parc Clematis, hence making Parc Clematis an attractive investment choice.


Primarily because there is lesser government land sales and mega size plots in Clementi for residential development.

In Parc Clematis, there is a variety of units available, and these units range from 1 bedroom to 5 bedroom. There are also 12 terraces and 6 bungalows.

Due to the close proximity to the AYE, the tower blocks are tilted to a north-south placement, and unit windows along the expressway are designed to face away from it.

The residents are simply spoilt for choices with a vast facilities and impressive landscaping, yet the maintenance costs remain reasonable.


The layout of Parc Clematis is pretty efficient. The rooms are of a decent size where generally the master bedroom can fit in a king size bed and the common bedrooms can fit in a queen size bed.


There is also provision for a smaller three bedroom type where one of the common rooms fits in a single size bed.


The balcony is also reasonably sized and not excessively big.

District 5 Price Trend


For the past ten years, we can see that District 5 projects performed better at 54.56% increase compared to all districts at 32.67%.


Entry Price


The price of Parc Clematis at $1,600plus psf also seem reasonable.


It is the price that residents paid for Jurong Gatway at Jurong East , seven years ago where it was first launched in 2013.

Compared to the surrounding new launches like Daintree, View At Kismis, Whistler Grand and Twin Vew , the price of Parc Clematis is within 10% range from their prices.


Compared with the resale projects like the Trlinq and Clement Canopy, the price increase is less than 10%.

Parc Clematis is developed by Sin Hai Yi Group that focuses on new launches, investments and management services. Sin Hai Yi has diversified its portfolio in commercial and retail sectors in United States and other parts of Asia.

On the whole, Parc Clematis is a recommended buy where location, future development and the iconic project in size are concerned.


On the other hand, the ease of transportation has also caused the noise and traffic.


The mega size project may also not be everyone’s cup of tea for those that prefer a smaller community living.
